A person answers, and it is one of nine
There is no call centre, no menu and no ticket number. During office hours the phone rings on a desk at 14 Chandos Road. Outside them, an emergency goes to the duty manager's mobile, not to voicemail.
Book a rental valuation
Forty minutes, no obligation, no follow-up campaign
You will get a written rent assessment with three comparable lettings, a note of any works needed before it goes on the market, and a realistic letting date. If we think you should stay with your current agent, we will say so.

Out of hours
Emergencies, evenings and weekends
07700 900 481 — the duty manager's mobile, answered 365 days a year. For managed tenants and managed landlords only.
An emergency is: no heating or hot water in winter, a leak that cannot be isolated, no power, a door or window that will not secure, or a suspected gas leak. For a gas leak ring 0800 111 999 first, then us.
Our contractor panel targets a two-hour response inside the twelve-mile radius. Anything that is not an emergency is logged and picked up at nine the next working morning.

If something goes wrong
Our complaints procedure, in full
Membership of an approved redress scheme is compulsory for letting agents, and the procedure below is the one we are required to operate. It is here rather than in a PDF because you should be able to read it before you need it.
Stage one — tell the person dealing with you
Most things are a misunderstanding about a date or an invoice and are fixed the same day. Ring your named manager or email lettings@marchmont.co.uk.
Stage two — in writing, to the director
If that does not settle it, write to Ines Hollis at 14 Chandos Road or email her directly. We acknowledge in writing within three working days, investigate, and send a formal written outcome within fifteen working days.
Stage three — The Property Ombudsman
If you are still not satisfied, or if eight weeks have passed since you first complained, you may refer the matter to The Property Ombudsman free of charge. We are member D12475. Their decision binds us and not you.
Referrals must be made within twelve months of our final written response. We will send you their contact details with that response whether or not you ask for them.
If the complaint is about client money
Complaints about rent or deposit money we hold can also go to our client money protection provider, Client Money Protect, membership CMP009214. Deposits themselves are held by the Tenancy Deposit Scheme, which runs its own free adjudication service for disputes at the end of a tenancy.
Four times a year, at most
The landlord note
What has changed in the law, what Bristol rents actually did last quarter, and what it means for the kind of property you own. No offers, because we do not have any.
Demonstration form — it does not submit anywhere. Unsubscribe link on every issue; we do not sell or share the list.
Tenants
Renting from us, or hoping to
We charge tenants nothing beyond rent and the deposit — that has been the law since 2019 and was our practice before it. To report a repair, ring your property manager in office hours or the duty line if it will not wait.
