What it costs

Our fees, in full, before you call us

Publishing this is not generosity — a letting agent is required by law to publish a fee list on its website. Most publish it somewhere you will never look. Here it is instead.

Where your money sits

Rent we hold is not our money, and it is not in our account

Client money protection became compulsory in 2019 because letting agents had been absconding with rent. These are our scheme memberships and reference numbers, so you can check them yourself before you instruct us.

What you get for it

Three levels, and the honest case for each

Most landlords should be on Fully Managed. We will tell you when you should not be — if you live on the same street and enjoy the work, Let Only is cheaper and we would rather say so.

One-off

Let Only

For landlords who want the tenant found properly and will run the tenancy themselves.

  • Professional photography, floor plan and EPC check
  • Rightmove, Zoopla and our own applicant register
  • Accompanied viewings, seven days
  • Full referencing, Right to Rent and guarantor checks
  • Tenancy agreement drafted and signed
  • Deposit registered with the TDS
  • Rent collection and arrears
  • Repairs, inspections and compliance
Monthly

Rent Collection

For landlords who can handle a boiler but would rather not chase money.

  • Everything in Let Only
  • Rent demanded and collected monthly
  • Paid over within three working days
  • Arrears chased from day two, in writing
  • Statement each month, annual summary for HMRC
  • Section 13 rent reviews handled
  • Repairs and contractor management
  • Inspections and certificate renewals

The calendar we run for you

Eleven duties, all on different clocks, all with a penalty

Section 21 was abolished on 1 May 2026 and every tenancy in the country became periodic on the same day. This is the part of the job that has changed most, and the part landlords most often get wrong.

Every 12 months

Gas Safety Record

A Gas Safe engineer inspects every appliance and flue. Existing tenants get a copy within 28 days; new tenants get it before they move in. We book it, chase it and file it.

Unlimited fine, or prosecution — and a Section 21 was never valid without it

Every 5 years

EICR — electrical inspection

A full Electrical Installation Condition Report, given to the tenant before they move in, with any C1 or C2 remedial work done inside 28 days.

Up to £30,000 per breach — the single largest fine a landlord faces

Band E now · band C from 1 Oct 2030

EPC and MEES

Band E is the current legal floor. The confirmed requirement is band C for all tenancies from 1 October 2030, with a £10,000 per property spending cap and a ten-year exemption if it still cannot be reached. Not 2028 — that date moved.

Up to £5,000 — and the property becomes unlettable

Within 30 days

Deposit protection

Registered with the TDS and the prescribed information served on the tenant and any guarantor. Capped at five weeks' rent, or six where the annual rent is £50,000 or more.

One to three times the deposit — payable to the tenant

Before the tenancy, every time

Right to Rent

Original documents or a share code checked for every adult occupier, with follow-up checks diarised where a permission expires.

Up to £20,000 per occupier — and a criminal offence if knowingly ignored

Live since 1 May 2026

Renters' Rights Act 2025

Section 21 is gone. Every tenancy is an assured periodic tenancy, fixed terms have ended, and possession runs through Section 8 grounds only. The PRS Database and the new Landlord Ombudsman follow later this year — we will register you.

Up to £7,000, rising to £40,000 — for repeat or serious breaches

Who manages your property

Three people, and you will know which one is yours

The universal complaint about letting agents is that you meet the valuer and are then passed to a call centre. Every managed property here is allocated to one named manager on the day we take the instruction.

Landlords

Why they moved, and why they stayed

“I asked four agents what full management cost. Three said they would need to visit first. Marchmont's number was on the website, and it was lower than two of the three who wouldn't tell me.”

Deborah YatesTwo flats, Montpelier · landlord since 2019

“The boiler failed on the Friday before Christmas. Tobi had an engineer there on the Saturday morning and I found out afterwards, from the statement. That is exactly what I am paying 11.4% for.”

Sam OkonkwoSix properties, BS7 · landlord since 2016

“My previous agent charged me 10% on top of every repair invoice. Over four years that was more than eleven hundred pounds I hadn't noticed. Marchmont charge nothing on works and say so in writing.”

Ruth BeddoeOne house, Bishopston · landlord since 2022
