Landlord services
Three levels of service, one page of prices
What follows is everything: what each tier does, what it costs, what happens week by week when you instruct us, and the eleven statutory duties we take off you when you go managed.
Schedule of fees
Every charge we are capable of making
Schedule of fees to landlords
Effective 1 April 2026 · all figures include VAT at 20%Let Only
one-off
50% + VAT · no let, no fee
Charged once, on the day the tenancy starts. Nothing thereafter, ever — including if the tenant renews.
Rent Collection
per month
6% + VAT
Deducted from the rent before it is paid over, so there is no separate invoice to reconcile.
Fully Managed
per month
9.5% + VAT · 340 of our 412 landlords
On a £1,545 two-bedroom flat that is £176 a month. One void month costs you £1,545, which is the argument.

The four "at cost" lines are contractor invoices passed through at the price we are charged. We do not add a percentage to them, and we will send you the invoice if you want to see it.
Published under the Consumer Rights Act 2015. No fee of any kind is charged to tenants, in accordance with the Tenant Fees Act 2019 — the only permitted payments we take from a tenant are rent, the deposit, and a capped charge for a lost key or a late payment more than 14 days overdue.

What happens, and when
From the appraisal to the first rent, in about five weeks
Referencing is the slow step and the one landlords ask about most. Five working days is normal; a self-employed applicant or an overseas guarantor can take eight, and we will tell you on day one if that is where we are heading.
Forty minutes at the property. You get a written rent assessment with three comparable lettings, a list of works we think it needs, and a realistic date. Free, and free of obligation.
Terms of business signed, EPC and gas certificate checked or booked, and the property photographed. If a certificate has lapsed we say so before we market it, not after.
Live on Rightmove, Zoopla and our own applicant register the same morning. Our register is 1,400 people and roughly one in five lets never reaches a portal.
Seven days a week, including evenings. We never send a tenant to a property with a key and a postcode, and we never do block viewings — they let quickly and badly.
Employment, income at 30× monthly rent, previous landlord, credit file and Right to Rent. Guarantors referenced to the same standard. You see the report before you decide.
Inventory and schedule of condition photographed and signed, meters read, deposit registered within 30 days, prescribed information served. First rent paid over within three working days.
The questions we actually get
Asked most, in this order
What has the Renters' Rights Act changed for me?
Almost everything about how a tenancy ends. Section 21 was abolished on 1 May 2026 and on the same day every existing assured shorthold tenancy converted to an assured periodic tenancy. There are no fixed terms any more; your tenant can leave on two months' notice at any point, and you can only seek possession on a Section 8 ground.
Practically: rent increases now go through a Section 13 notice once a year, you must have given every tenant the Renters' Rights Act Information Sheet 2026 by 31 May, and the PRS Database and Landlord Ombudsman arrive later this year. If you are managed with us, all of that has already been done or is diarised.
Is 11.4% not more than the online agents?
Yes, considerably. An online agent will let your property for a flat fee of £50–£100 and that is genuinely good value if you want a tenant found and nothing else. What you are buying at 11.4% is somebody being physically at the property: viewings, inspections, meeting the contractor, and taking the call at eleven at night.
The honest comparison is not fee against fee. It is fee against void. Our average void is 11 days; the national average is closer to three weeks. On a £1,545 flat those ten days are worth about £500, which is roughly three months of the difference.
Do you really charge nothing on repairs?
Nothing. The invoice you see is the invoice we were sent. It is common in this trade to add 5–10% to contractor invoices as an "arrangement fee" — one national chain charges 10% plus VAT on any work over £750 — and it is the single largest hidden cost in a managed agreement.
Anything over £400 gets three quotes unless it is an emergency. You approve anything over £250 before we instruct, unless you have told us not to bother.
What happens if my tenant stops paying?
We contact them on day two, in writing on day five, and speak to you on day seven. Most arrears are a changed pay date or a lost standing order and resolve in a fortnight.
If it becomes serious we prepare the Section 8 papers at no charge on a managed agreement. We do not sell rent guarantee insurance because we would be taking a commission on it; we will tell you who does, and what it costs, and you can buy it directly.
My EPC is a D. When do I actually have to act?
Not yet, and later than you have probably been told. Band E remains the legal minimum today. The confirmed requirement is band C for all tenancies from 1 October 2030 — the widely-repeated "2028 for new tenancies" was dropped.
There is a £10,000 per property spending cap, and if the property still will not reach C after spending it you can register a ten-year exemption. Separately, the EPC methodology changes to a multi-metric assessment from 1 October 2029, and a property already at C before then stays compliant until its certificate expires. We will model yours before you spend anything.
Can I switch to you mid-tenancy?
Yes, and about a third of our instructions arrive that way. Check your current agreement for the notice period and whether there is an exit or "continuing commission" clause — some agents claim a fee for as long as the tenant they found remains, which is enforceable and worth knowing about before you move.
We handle the transfer of the deposit, the certificates and the tenancy file, and we do not charge a set-up fee for it.
No obligation, and no follow-up campaign
Find out what it would let for
You have already read the fees, so there is nothing left for us to reveal in your hallway. The valuation is just a valuation.
