The schedule

Three ways to let, and what each one costs

Percentages are of rent collected and include VAT at 20%. There is no set-up fee, no renewal fee and no charge for withdrawing before a tenancy starts. The long tail underneath is the part landlords tell us they were ambushed by elsewhere, so it is here rather than in a PDF.

Landlords and freeholders

Bath stock, Bath rules. Article 4 covers the whole city, so a change of use to an HMO needs planning as well as a licence, and the additional licensing area runs through Westmoreland, Oldfield and Widcombe — which is where our office is.

Tenants

We cannot charge you for referencing, admin, renewals or an inventory — the Tenant Fees Act 2019 prohibits it. A holding deposit is capped at one week's rent and your deposit at five weeks, or six if the annual rent is £50,000 or more. That is the law, not our policy.

Rents are per calendar month. EPC band is shown because from 2028 the minimum for a new tenancy is expected to rise from E to C, and it changes what a property is worth to a landlord.

The firm

Nine people, one office, and the same phone number since 2009

Helena Rowntree and Marcus Ordish left a national chain in 2009 because neither could get a straight answer out of it about what a landlord was paying. Newel opened on Widcombe Parade the following spring with four instructions. It now manages 412 tenancies and 31 blocks, all of them within about twenty minutes of the office.

We do not franchise, we do not have a call centre, and the person who values your property is the person who will manage it. If that sounds like a small claim, it is the one landlords raise with us most often when they move.

A desk in a bright office with a laptop, paperwork and a framed picture behind.
Energy · MEES

Where your property sits, and what 2028 does to it

Under the Minimum Energy Efficiency Standard a property below band E cannot lawfully be let. The minimum for new tenancies is expected to rise to band C from 2028. Roughly a third of the Bath stock we manage is D or below, and Georgian solid-wall houses are the hardest and dearest to move.

What we do about it. Every managed property gets a banding review at each rent review, with the three cheapest measures costed before you are asked to spend anything. We do not sell the works.
The record

What fully managed actually buys you

Not a feeling that somebody is looking after it — a dated record of every certificate we hold for your property, when it was issued and when we will chase it. This is a specimen file for a managed two-bedroom flat.

Three people who moved to us, and why

I had been paying 16.8% and a £432 "tenancy pack" I never once received. I moved four flats to Newel in a fortnight. The fee is on their website, which sounds like nothing until you try to find anybody else's.
Rachel EnderbyLandlord, four flats, Bathwick
Our previous agent ran a Section 20 for the roof and got the consultation wrong, so we could not recover more than £250 a flat. I am a director of the RMC and I was personally in the firing line. Claire redid it properly and we recovered the lot.
Tom WheatcroftRMC director, 22 units, Bathampton
I inherited the house and had no idea what I was doing. When the fixed term disappeared in May they rang me before I rang them, walked me through the periodic tenancy and served the information sheet the same week. I have never once had to chase.

A valuation takes half an hour and commits you to nothing

We will bring three comparable lettings agreed in the last ninety days, tell you what we think your property will achieve, and put the fee in writing before we market anything.
