Managed-property emergency, out of hours: 01225 462 119 Sole agency 1.25% + VAT · four-week tie-in · no sale, no fee

About

Six people, one office, eight areas.

We have been at 14 Bladud Buildings since 2009 and we have not opened a second branch, because the thing we sell is knowing which side of Larkhall Road gets the afternoon sun.

Quoin was started by two people who had both watched a valuation be used as a bid. An agent quotes the highest figure in the street, ties the seller in for twenty weeks, reports thin viewings, and then asks for a reduction — and by the time the price is right the property has been sitting long enough that buyers assume something is wrong with it.

The four-week tie-in is our answer to that, and it is not a marketing line. An agent who cannot hold you for twenty weeks has no mechanism for profiting from overvaluing you. If our number is wrong you can leave in a month and it costs you nothing — no withdrawal fee, no charge for the photography, no claim on the marketing.

Everything else follows from that. We publish the fee because a fee you have to telephone for only moves for people who telephone. We put tenure, council tax band and the EPC on the listing card because a buyer who has to ring to find out the lease has 68 years left is a buyer we have wasted an afternoon on. And we say which of our areas is slow, because we will have to say it eventually and it is cheaper to say it first.

We handle around 90 sales a year, 214 tenancies and eight blocks. That is roughly the ceiling for six people who all still do viewings, and we would rather stop there than become the kind of agency where nobody has seen the property.

The people

All six do viewings. Two of them do yours.

Whoever values your property is who markets it and who negotiates the offer. We do not hand instructions to a separate sales desk, because the person who told you what it was worth should be the person who has to defend the figure.

MARLA · IRPM Associate

Owns the compliance calendar — gas, electrical, deposits, licences — and the contractor panel. Also runs the Section 20 consultations, which is the part of block management that goes wrong most expensively.

Propertymark Level 3 · Larkhall born

Does the Saturday viewings, which is the busiest four hours of the week and the reason the office is open when the rest of Bladud Buildings is not.

The portrait tiles above are drawn masonry bonds, not photographs. We would rather show a pattern than a stock photograph of somebody who does not work here.
