Contact

A door, a telephone, and someone behind both.

14 Bladud Buildings, second floor. The office is open six days and the managed-property line is answered on the seventh.

Valuation & enquiries

Tell us where it is. We will tell you what it is worth.

Appointments run 2 to 5 working days out and take about forty-five minutes. You keep the comparables we used, whether or not you instruct us. Nothing here commits you to anything.

Or just telephone

Opening hours

  • Monday to Friday9.00 – 17.30
  • Saturday9.00 – 16.00
  • SundayClosed
  • ViewingsTo 19.30, six days

Saturday morning is the busiest four hours of our week and the reason we are open when the rest of Bladud Buildings is not.

Out of hours

Managed-property emergencies only — 01225 462 119, answered by a person, every day.

An emergency is: no heating or hot water, no power, no water, a leak that is getting worse, a door or window that will not secure, or anything involving gas. A dripping tap on a Sunday is not, and calling it one delays somebody whose boiler has failed.

Tenants of managed properties: report non-urgent repairs by email and you will get an acknowledgement the next working day with the contractor's name.

Bringing to a valuation

  • Your EPC, if you have one and it is under ten years old
  • Lease and service charge statements, if it is leasehold
  • Anything from a previous agent — we will tell you plainly if their figure was fair
  • Listed building or planning consents for work done
  • Guarantees for damp, timber, roof or electrics
  • Your deadline, if you have one

None of it is required. It just means we can be specific rather than approximate on the day.

Where we work

Eight areas, one office, no branches.

A single-office agency works a five to eight mile patch. Ours is drawn below with the limit on it, because an agent who claims a county is an agent who has never walked one of its streets.

Quoin's service area A diagram of the Bath patch: the River Avon, the terraced hillsides drawn as stepped contours at the northern and southern rims, the office on Bladud Buildings, and the eight areas covered — Lansdown, Larkhall, Weston, Batheaston, Bathwick, Widcombe, Oldfield Park and Combe Down. Finding us

Bladud Buildings is the terrace on the north side of The Paragon, on the A4 out towards Larkhall. Number 14 is the black door between the framer and the optician; the office is on the second floor and there is no lift.

Parking

There is no parking at the office. Walcot Street car park is four minutes on foot and Charlotte Street is eleven. If getting up two flights is difficult, telephone and we will come to you — that is not a special arrangement, it is most of what we do anyway.

Access

The stair is original and steep. We hold appointments at the property, at your solicitor's, or in the ground-floor room at the front by arrangement. Say what you need when you book and nobody has to negotiate a Georgian staircase.

Registered

And if you need to complain.

Our complaints procedure is a written document, sent on request and given to every client at instruction. If we have not resolved it in eight weeks it goes to The Property Ombudsman, whose decision binds us and not you.
