Quoin sells and lets Georgian Bath. Sole agency at 1.25% plus VAT, a four-week tie-in, and full material information on every listing — including the listings that don't flatter us.
Valuation
Postcode first — we'll not ask for a telephone number before you know whether we cover your street. The appraisal itself takes three quarters of an hour, and you leave with the sold comparables we used, in writing, whether or not you instruct us.
Nothing is owed until you sign, and what you sign is one page with a four-week term and fourteen days' notice.
On the market
Price, tenure and council tax band are Part A material information and the EPC rating has to appear in any advertisement. We put all of it where you can compare two properties without opening two tabs.

Client money protection. Quoin Property Ltd is a member of the Propertymark Client Money Protection Scheme, certificate C0392841, valid to 31 March 2027. The certificate is displayed in the office window and is available here on request.
Redress. We are a member of The Property Ombudsman, membership D14027. Our complaints procedure is published; if we have not resolved a complaint within eight weeks you may take it to TPO, and the decision binds us but not you.
Tenants pay no agency fees. Under the Tenant Fees Act 2019 the only payments we may take from you are a holding deposit of up to one week's rent, a tenancy deposit of up to five weeks' rent (six where the annual rent is £50,000 or more), rent itself, and — where the tenancy provides for it — interest on rent more than fourteen days late, and the cost of replacing a lost key. Anything else would be a prohibited payment.
The patch
Every agent claims local knowledge. These are the figures behind ours — twelve months of our own completions, and the one number that is not flattering.

Grade I and II listed Georgian, Sydney Gardens, the canal. Window replacement needs listed building consent on most of it — ask before you budget.

Artisan Georgian terraces below the hill, 1930s semis above it, and a parade that still has a butcher. The closest thing Bath has to a village in the centre.

Victorian and Edwardian terraces round the square. The strongest first-time-buyer stock in the city and the fastest-moving thing we sell.

Camden Crescent, Lansdown Road, the long views. It is the most expensive part of our patch and the slowest to sell — a buyer for a £900,000 crescent flat is a rarer thing than a buyer for a Larkhall terrace, and we would rather say so up front.
4.9 out of 5, from 148 reviews
They came in thirty thousand below the agent who wanted a twenty-week contract, and we completed eight over their figure in nine weeks. I have stopped being cynical about valuations.
I have two flats and I had not understood that the tenancies would convert in May. Priya rebuilt both onto periodic agreements before the deadline, served the information sheets, and told me what it would cost before doing any of it.
Fourteen flats and a freeholder who had stopped answering the telephone. Quoin ran the Section 20 on the roof properly — three quotes, the full observation period, every notice — and not one leaseholder paid more than they should have.

Most agency sites reduce this to a row of grey logos above the copyright line. Two of the schemes below are legal requirements with penalties attached, and all of them exist for you rather than for us, so they get numbers and an explanation.
Member no. C0392841
Membership is conditional on an annual accountant's report, evidence of professional indemnity cover and membership of a redress scheme. It is checked every year, not once.
Certificate C0392841 · to 31 Mar 2027
If we failed while holding your rent or your deposit, this is the scheme that repays it. Mandatory since April 2019; failing to display the certificate carries a £5,000 penalty and having no scheme at all carries £30,000.
Membership D14027
Independent redress, and a legal requirement for every estate and letting agent. If our own complaints procedure has not resolved it in eight weeks, TPO decides — and the decision binds us, not you.
Member no. T5581102
Every deposit is protected within thirty days and the prescribed information served the same day. Disputes go to the scheme's adjudicator, not to us.

What we hold about you, why we hold it, how long for and how to have it deleted is set out in the privacy notice. Applicant references are destroyed after six months.

Three quarters of an hour, no obligation, and you keep the comparable sales we used whether or not you instruct us. Most people are seeing two other agents in the same week; we would rather be the one whose figures you can check.
