Client money protection. Quoin Property Ltd is a member of the Propertymark Client Money Protection Scheme, certificate C0392841, valid to 31 March 2027. The certificate is displayed in the office window and a copy is available on request.

Redress. We are a member of The Property Ombudsman, membership D14027. Our complaints procedure is published. If we have not resolved a complaint within eight weeks you may refer it to TPO, and the decision binds us but not you.

Tenants pay no agency fees. Under the Tenant Fees Act 2019 the only payments we may take from a tenant are a holding deposit of up to one week's rent, a tenancy deposit of up to five weeks' rent (six where the annual rent is £50,000 or more), the rent itself, and — where the tenancy provides for it — interest on rent more than fourteen days late and the cost of replacing a lost key. Anything else would be a prohibited payment.

The questions people actually ask

Mostly about the contract.

How do I know you have not overvalued to win the instruction?

You cannot know from the figure alone, which is why the tie-in matters more than the valuation does. Ours is four weeks with fourteen days' notice. If we have flattered you, you find out inside a month and you can leave at no cost — no withdrawal fee, no charge for photography, no claim on the marketing. An agent asking you for sixteen or twenty weeks is asking for the time it takes to talk you down.

We also leave the comparable sales we used, in writing, at the appointment. Check them against the Land Registry before you sign anything, with us or with anybody else.

What is the difference between sole agency and multi-agency?

Sole agency means we are the only agent instructed and the commission is 1.25% + VAT. Multi-agency means several agents are instructed and only the one who closes gets paid, so the rate is 2.4% + VAT. Multi-agency is occasionally right for an unusual property with a thin buyer pool. For most of Bath it is an expensive way to have four boards outside your house.

When exactly do I pay?

On completion, from the sale proceeds, through your conveyancer. Not on exchange, not on an offer being accepted, and not at all if the sale falls through — a sale agreed that does not complete costs you nothing. There is no upfront fee and no monthly charge.

My tenancy converted in May. What did that actually change?

The Renters' Rights Act abolished section 21 on 1 May 2026 and converted existing and new tenancies to assured periodic tenancies automatically. There is no longer a fixed term that ends, and possession has to be sought on a stated ground under section 8. Rent increases go through a section 13 notice, once a year.

If you are on Fully Managed we did the conversions, served the information sheets before the 31 May deadline and hold the proof. If you are managing yourself and have not done it, telephone us — that is not a sales call, it is a compliance problem with a date on it.

What does the EPC C deadline in 2030 mean for me?

From 1 October 2030 a privately rented home in England and Wales must reach EPC band C or the equivalent, up from the current band E. The government's own impact assessment puts the average spend at around £5,400 a property. The measurement method is also being overhauled, so a property that scores 68 today may not score the same under the new methodology.

What we do about it: on any managed property below band C we cost the gap now, in a written schedule, so the work can be spread over four years instead of done in a panic in 2029. We will not guess at what your score becomes under the new method, because nobody reliably can yet.

Can I charge the tenant for referencing or the inventory?

No. The Tenant Fees Act 2019 makes almost every tenant charge a prohibited payment. A holding deposit of up to one week's rent and a tenancy deposit of up to five weeks' rent (six above £50,000 a year) are permitted; referencing, admin, inventory, check-out and renewal charges are not. Those costs sit with the landlord or with us, which is why they appear on the fee table above rather than on a tenant's bill.

What triggers a Section 20 consultation on my block?

Two thresholds, and both are per leaseholder rather than per project. Qualifying works where any one leaseholder's share is over £250, and any agreement lasting more than twelve months where any one leaseholder's share is over £100 in a year — a managing agent's own contract usually being the second one.

If the consultation is not run properly the recoverable contribution is capped at those figures no matter what was spent, so a £90,000 roof becomes £250 a flat and the shortfall lands on the freeholder. It is the single most expensive mistake in block management and it is entirely avoidable.

Do you cover my street?

Bathwick, Widcombe, Larkhall, Lansdown, Weston, Combe Down, Oldfield Park, Batheaston and out as far as Bathampton and Bradford on Avon. If you are outside that we will say so rather than take the instruction — a valuation from an agent who does not know the street is worth nothing to you, and a board of ours in the wrong postcode is worth nothing to us.
