What happens at a valuation

Four steps, no obligation

  1. The visit

We walk through the home with you, in person or by video, usually for 30 to 60 minutes.

  2. The market appraisal

We compare your home with recent local sales or lettings and current competition.

  3. A written report

You receive our view in writing, with our reasoning and the comparables we used.

  4. No obligation

Take your time. A valuation is an opinion, not a guarantee of a sale price or rent.

How selling works

From valuation to keys

After the valuation, we agree a marketing plan with you, prepare the listing with verified material information, and arrange professional photographs of your actual home. We handle viewings, feedback and offers, and keep you and the buyer's side updated until completion. All offers are subject to contract until exchange.

Anti-money-laundering checks are required for sellers and buyers. [Anti-money-laundering procedure to be completed]

Landlords

Letting your home

Choose "Let" in step 1 for a rental valuation. We'll explain likely rent, the safety and compliance checks that apply where the home is, and the difference between a let-only and a managed service. Rules differ across England, Wales, Scotland and Northern Ireland.
