The questions we get asked most

Mostly about certificates, landlords, and what actually counts as an emergency at eleven at night.

Certificates and compliance

The paperwork side, in plain terms.

A CP12. Every rented property with a gas appliance needs one every twelve months, and you must give the tenant a copy within 28 days of the check. We diarise yours and text you a month before it lapses, because the penalty for letting it lapse is a great deal larger than the check.

If you let the property, yes — every five years, and at the start of each new tenancy. Owner-occupiers are not required to, but any consumer unit older than about 2008 is worth a look, and the report tells you whether it is urgent or merely worth doing.

Yes, on everything that needs it, and it is included in the price. You get the certificate itself rather than a promise that one is coming, which is the commonest thing we are called in to sort out after somebody else.

Please do. Gas Safe 512847 and NICEIC D-118420, and both registers are linked in the footer of every page. A badge you cannot check is decoration.

Call-outs and emergencies

What to do at the point you are probably reading this.

Do not ring us first. Ring the National Gas Emergency Service on 0800 111 999, open the windows, turn the gas off at the meter if you can reach it safely, and do not touch any electrical switches. Ring us afterwards and we will come and find the cause.

No heat or hot water in winter, a leak you cannot isolate, a smell of gas, or anything that has tripped the electrics and will not reset. Anything else and we will book you a proper slot rather than charge you the out-of-hours rate for it.

Saturday is the evening rate. Sunday, and after ten at night on any day, is the out-of-hours rate. Both are on the rates page, both get said out loud on the telephone before we set off, and neither is a surprise on the invoice.

One of us, with the phone on the bedside table. It is not an answering service taking a message for the morning, which is what the national firms mean by 24-hour cover.
