The valuation is free and it is in writing, which matters more than it sounds: a number said out loud on your doorstep commits nobody to anything, and a written figure with the three comparable sales it is based on lets you argue with us. If you instruct us, photography is included and so is the floorplan — we do not itemise those and then charge for them, because a listing without them does not sell and we would only be charging you for our own competence. Our fee is 1.2% plus VAT on completion, with no upfront marketing charge and no withdrawal fee if you change your mind; if we do not sell it, we do not get paid. What we ask in return is a sole agency for the first ten weeks, because a home listed with three agents at three prices tells buyers only that the seller is uncertain. We photograph in real daylight, which occasionally means waiting four days for weather, and we write the copy ourselves rather than sending it to a copy farm. The 26-day average to offer is measured across every home we listed last year, including the two that took four months — averages that quietly exclude the slow ones are marketing, not measurement.
