Six rooms. Which one you get is a decision, not a lottery.

Rooms here are priced the way the building is built — by floor, by size, by what the window looks at and by whether there is a bath. Nothing is a “superior deluxe”. Below is where each room is, what is in it, and what it costs.

The house

Where each room actually is

Four floors, one staircase, no lift. The Garden Room is level with the quay; The Eaves is twenty-one stairs above it. That is the whole difference in price, and it is easier to draw than to describe.

What the number already covers

Breakfast, cooked to order

Not a buffet and not a tray. Cley smokehouse kippers, Norfolk bacon, eggs from Wiveton, and bread Ruth started the night before.

The honesty bar

Licensed to 11pm, in the front room. Tea, coffee and the biscuit tin are in the rate; write down anything stronger.

Local knowledge, unprompted

Tide tables on the wall, seal-boat sailing times pinned under them, and an honest opinion about which kitchen is worth your evening this month.

Before you ring

The ones we are asked most. If the answer is here, that is one fewer telephone call for both of us.

Check-in is 3pm to 8pm, and one of us will be there. Check-out is 10.30am, though nobody is going to stand over you. After 8pm there is a key safe by the door — we send the code and a photo of which door on the morning of your arrival.

Welcome in the Garden Room and Morston, £15 a stay, towels provided. Not on the beds and not alone in the room. There is an outside tap and somewhere to hang a wet lead.

Three spaces behind the house, given out in booking order — we will tell you at the time whether you have one. If not, the quay car park is 90 m and free after 6pm.

A deposit of one night is taken on booking. Cancel more than 14 days out and it is returned in full; inside 14 days we will always try to re-let the room first before keeping it.

The Garden Room is step-free from the quay: level threshold, 900 mm doors, wet room with grab rails. The rest of the house is Georgian and has 21 stairs and no lift.

Not in the house — but we will book you a table and tell you honestly which kitchen is on form that month. Breakfast is cooked to order, 8am to 9.30am weekdays, 8.30am to 10am at weekends.

Booking direct

You found us on an app. Here is the honest case for closing it.

We are on the big booking sites and we are glad of them. But they take between 15% and 23% of what you pay.
So we would rather you booked with us, and we would rather earn that than ask for it.
  • The same rate, never a higher one. If you find us cheaper elsewhere, book it there — or tell us and we will match it.
  • Your pick of the free rooms, by name, on the phone. The apps allocate on the morning; we do not.
  • Cancellation terms stated plainly, with no small print, and no fee for asking.
  • A real answer within the day, from a real person — not a ticket queue.
  • Nothing added at the end. No booking fee, no cleaning fee, no card surcharge.
