Selling & letting
Two trades, done by the same standards.
Selling is a project with a completion date; letting is a service that never finishes. We run both from the same office, with the fee for each printed below.
Fees
The fee, printed
Most agencies will tell you the fee once you are sitting down. Ours is here, with what it includes, so the valuation visit can be about your house instead.
Selling
1.25%
of the achieved price · including VAT · no sale, no fee
One fee, agreed before we start, payable only on completion. No tie-in beyond eight weeks, no withdrawal charge, no marketing invoice if we fail.
- Professional photography, floorplan and EPC included
- Every viewing accompanied by us, feedback within 24 hours
- One named negotiator from valuation to keys
Letting
Tenant find£420
one-off, including VAT
Marketing, viewings, referencing, right-to-rent checks, deposit registration and a signed tenancy. You take it from there.
Rent collection8%
of monthly rent, including VAT
Everything in tenant find, plus the rent chased, collected and paid over monthly with a statement.
Fully managed12%
of monthly rent, including VAT
The whole tenancy: maintenance, inspections every quarter, renewals, deposits and the 2am boiler call — ours, not yours.
Client money protected by Propertymark CMP · Redress through The Property Ombudsman · Landlord fees in full on the lettings page — the Tenant Fees Act means tenants pay none, and haven’t here since before it was law.
What we actually do, in three lines
Selling your home
Valued from sold comparables, photographed properly, every viewing accompanied, every offer verified — chain, mortgage, funds — before you decide. 98% of asking achieved on average across 2025, and that figure updates on this page quarterly.
Letting & management
Tenant find from £420, fully managed at 12% including VAT. Referencing, right-to-rent, deposits registered, quarterly inspections with photographs, and the out-of-hours line that rings us rather than you.
When it isn’t simple
Probate sales handled at the executor’s pace, not ours. Chains repaired rather than mourned. And honest advice when the right answer is "don’t sell yet" — we would rather be right than instructed.
How a sale runs
Five stages, and you always know which one you’re in
Selling goes quiet in the middle and that silence is where sellers suffer. So the process is printed, and the update comes to you before you think to ask for it.
- Day one
The valuation
A person on your doorstep with the comparables we sold, a recommended asking price in writing, and no obligation attached to any of it. - Week one
On the market
Photography on a bright morning, a floorplan that is actually to scale, and the listing live everywhere that matters by Friday. - Weeks 2–8
Viewings
Accompanied by us, grouped where we can, feedback in your inbox within a day of every one. Saturdays included. - Offer day
The negotiation
Every offer in writing with the buyer’s position verified — chain, mortgage, proof of funds — before you are asked to decide anything. - Completion
Keys
We chase the solicitors so you don’t have to. On average our sales complete in 16 weeks; you will know the day it stops being average.
What is it worth?
A straight answer about your house, in ranges
Three questions build a guide from what has actually sold near you this year. It is a guide — the real number needs a person on your doorstep, and that visit is free and does not commit you to anything.
Nobody is scored on this. "Needs work" is where half the best houses in town started.
The next board
It starts with a person on your doorstep.
A free valuation is forty minutes, in writing, and obliges you to nothing. The kettle on is traditional but not contractual.
