Six ways we are asked to get a floor right.

Every one of them starts with the same survey and ends with the same straight edge. The prices below are supplied-and-fitted guide rates, reviewed each January; the survey turns them into a fixed written quote that cannot move. If your job is not below, ring anyway — half our week started as "probably not possible".

The core three

Engineered wood — from £96/m²

Oak, walnut and ash, floating or fully bonded, over screed or timber. The rate includes underlay or adhesive, expansion gaps to BS 8201 and doorway trims. Boards from 14 to 20 mm, widths to suit the room’s proportions.

Herringbone parquet — from £128/m²

Blocks set out from a centre datum line so the pattern meets every doorway square. Single and double borders quoted per metre on the survey. Blocks from 70 to 120 mm, scaled to the room.

Luxury vinyl tile — from £78/m²

For kitchens, bathrooms and the hardest traffic. Fitted only over a levelled subfloor — LVT is honest about whatever is underneath it. Same ten-year written guarantee as timber.

Restoration — from £44/m²

Original parquet is usually worth saving, and half our restoration jobs start with a photo of one lifted corner — so ring before you rip anything out. We lift loose blocks, clean off the old bitumen, splice in reclaimed stock matched by species and cut, then sand flat with full dust extraction and finish in hard-wax oil or lacquer. The 1908 pine hallway on Cold Bath Road in our gallery came back from under two layers of carpet; the owner still cannot find the repair. The guidance is honest, too: past about sixty per cent replacement a new floor is cheaper, and we say so at the survey rather than after the invoice.

Subfloor preparation — from £24/m²

The invisible half of the price. Latex levelling to SR1 flatness, damp-proof membranes where the carbide test demands one, plywood overlays on tired boards, and screed drying times we will not argue with. When another quote says your floor “just needs a skim”, this is the section to compare it against — ours itemises every square metre of preparation, because preparation is where cheap floors fail. For scale: a 20 square metre lounge usually needs a day of preparation, and a suspended timber floor with spring in it wants ply and screws, not another layer of latex.

Commercial — priced on survey

Shops, clinics and offices, fitted around opening hours rather than through them. The dental practice on our books took a full LVT refit across one weekend: readings Friday evening, surgery open Monday at eight, handover pack on the practice manager’s desk. Out-of-hours work is quoted the same way as everything else — fixed, in writing, with the programme attached. We carry £5 million public liability, CSCS cards and RAMS for inductions, and we sequence around your trading hours rather than asking you to close.

Estimate your floor in thirty seconds

Pick the finish, set the floor area, and the guide range updates as you drag. It prices the floors we actually fit, at the rates current this year — and the survey turns it into a fixed written quote that cannot move.

“Four flats re-floored to a schedule that never slipped — and the invoices matched the quotes to the pound.”

A survey takes under an hour, the readings take ten minutes, and the quote that follows is fixed — the figure on the paper is the figure on the invoice. Call the workshop, or book the visit and Elena will confirm within the day.
