  • Two nights or more: £8 off per room, per night.
  • Saturday nights are a two-night minimum from March to October. Outside those months, one night is fine.
  • Deposit of one night on booking. Cancel more than 14 days out and it is returned in full; inside 14 days we will always try to re-let the room first.
  • Dinner is not served — but we will book you a table and tell you honestly which kitchen is on form this month.

Before you come

Everything you would otherwise have to ring up and ask

A late train, a dog, a car with nowhere to go, a wheelchair, a coeliac breakfast. None of these is a secret and none of them should cost you a phone call.

Arriving

Check-in 3pm to 8pm, and one of us will be there. Check-out 10.30am, though nobody is going to stand over you.

Arriving late

After 8pm there is a key safe by the door. We send the code on the morning of your arrival, with a photograph of which door. The hall light stays on.

Breakfast

8am to 9.30am weekdays, 8.30am to 10am at weekends. Cooked to order, not a buffet. Tell us about allergies when you book and the allergen sheet will be on your table.

Parking

Three spaces behind the house, given out in booking order — we will tell you at the time whether you have one. If not, the quay car park is 90 m and free after 6pm.

Dogs

Welcome in the Garden Room and Morston, £15 a stay, towels provided. Not on the beds and not alone in the room.

Access

The Garden Room is step-free from the quay: level threshold, 900 mm doors, wet room with grab rails. The rest of the house is Georgian and has 21 stairs and no lift.

Booking direct

You found us on an app. Here is the honest case for closing it.

We are on the big booking sites and we are glad of them — that is probably how you got here. But they take between 15% and 23% of what you pay, and on a house with six rooms that is the difference between replacing the boiler this year or next.
So we would rather you booked with us, and we would rather earn that than ask for it.
  • The same rate, never a higher one. If you find us cheaper elsewhere, book it there — or tell us and we will match it and thank you.
  • Your pick of the free rooms, by name, on the phone. The apps allocate on the morning; we do not.
  • Cancellation to 14 days, in full, and inside that we re-let the room before we keep a penny of it.
  • A real answer within the day, from Ruth or Tom, about the tide, the dog, the late train or the parking.
  • Nothing added at the end. No booking fee, no cleaning fee, no card surcharge.

Helen and Marcus R.
The Eaves, March 2026

“We booked The Eaves because it was the cheapest and I had braced myself. It is small and the ceiling does slope. It is also the quietest room I have slept in for years, and the website said all of that before we paid.”

Blakeney, October 2025

“Rang at 9pm from a stopped train at Norwich. Tom sent the key-safe code and a photo of the door before I had finished apologising. There was a light on and a note about breakfast.”

Jean W.
Garden Room, May 2026

“Third year with the dog in the Garden Room. Level in from the quay, which matters to my husband more than he lets on, and Ruth does a kipper properly.”
