We are a main contractor. The routes below are how clients actually buy us — not a list of every trade we can name.

One contract for the drawing and the building.
We novate the design team once the brief is stable and carry cost, programme and quality through to handover. The tender includes a design responsibility matrix, not a slogan.

A first-stage price you can interrogate.
Preliminaries, overhead and a funded pre-construction period, then an open-book contract sum. The route we recommend when the design is still moving and the client would rather see the build-up than a single lump.

Logistics, buildability and a cost plan a board can use.
Early packages — frame, façade, services — priced against a drawn sequence. We will say when a date is fiction. Pre-construction is a service in its own right, or the first stage of a build we go on to deliver.

Live hospitals, trading floors, open campuses.
Segregation drawings, out-of-hours working and a permit regime the occupier’s team has already agreed. We do not learn a building by shutting it.

Sheds, slabs and yards, without the drama.
Distribution, manufacturing and last-mile. Flatness, docks, fire strategy and a roof that can take the photovoltaic array the business case assumes.

Coordination-heavy buildings. No appetite for surprise.
Clinical wings, teaching buildings and data halls. Inspection regimes, HTM or client standards where they apply, and a programme written around power-on or term dates rather than a convenient completion.
