Northline Hub

A cross-dock shed with a yard that works on day one. Slab, docks, fire strategy and BREEAM, in that order.

Grey-clad warehouse wall with a row of loading dock doors and a lorry trailer backed onto one of them

The constraint was the slab, not the roof. Hart & Peel specified a flatness the racking supplier would not negotiate. We poured in bays tied to the steel erection sequence so the first docks could be commissioned while the far end was still steelwork.

Forty-two dock levellers, a sprinkler tank sized for the insurer rather than the minimum code, and a yard marked before the tenant’s trailers arrived.

Scope

  1. Portal frame and standing-seam roof
  2. FM2 power-floated slab
  3. Dock equipment and yard
  4. Sprinklers, PV-ready roof, BREEAM Very Good
